The Grand Oak at 158 Spring Street
Located in historic Charleston, The Grand Oak Suite is the first of many homes planned along Arbor Spring Court, named in recognition of one of the largest Live Oak trees remaining on the peninsula, located on-site. This home is a stunning 4-bedroom, 4 ½ bath home brought back to life by the CKC Construction team in 2025. Originally built in the 1890s, the home had fallen into severe disrepair and was on the verge of collapse.
The renovation began with a full structural system replacement. Girder beams were found to be completely rotten requiring the home to be temporarily stabilized while a new foundation system was installed that preserved the existing brick piers while leveling the home. The structure was reframed from the inside out, with exterior materials replaced in kind and any salvageable elements carefully restored.
CKC Construction partnered with Island Architects to design a two-story rear addition, replacing a former one-story porch. Our team collaborated closely with local mill shops to recreate historic moldings, columns, and balusters—preserving the architectural details that gave the home such a unique presence on Spring Street. The chimneys, formerly limiting the floor plan, were stabilized at roof level and removed below, creating more open interior space. The roof was replaced with a hand-crimped Galvalume metal system, ensuring durability while maintaining a classic Lowcountry aesthetic.
Now a single-family luxury rental home, The Grand Oak Suite features Charleston’s signature double porches, elegant balconies, and an abundance of natural light through its large windows and doors. The thoughtful landscaping and outdoor spaces—balcony systems, open-air porches, and a paved garden patio for dining—create seamless indoor-outdoor living.
