The Charleston Exchange Boutique Hotel and Livestock Court Vacation Rental Community will serve as a beautiful addition to Charleston’s historic King Street Frontage while weaving its way into the fabric of the Elliotborough neighborhood with a quaint Charleston Court.

The hotel and court derived their name from the site’s history. The land the hotel and court reside on was once home to Charleston’s Historic Livestock Exchange in the late 1800’s. What once served as a central hub for Charlestonians to gather for the purpose of exchanging livestock will now allow our guests to gather and exchange great times and make memories as they experience all Charleston hasto offer.

The project consists of a single structure, 27-Suite Boutique Hotel with a ground floor restaurant/retail/event space as well as a court maintaining 9 luxury vacation rentals across 5 structures.

THE DESIGN:

The hotel’s external design was derived from Charleston’s architectural heritage, featuring a combination of timeless brick and cast stone facades that seamlessly blends into the surrounding historic streetscape. The design pays homage to the city’s rich history and stands as a testament to Charleston’s enduring allure and timeless elegance.

The structures along The Livestock Court display a combination of painted white brick and traditional lap siding with functional shutters providing a pop of color. The hardscape and landscape provide a comfortable common court to be enjoyed by all that visit.

LAND PLANING:

At acquisition, the land was subdivided into 2 parcels, Tract A & B, that are defined by the demising line for the City of Charleston accommodations overlay zoning district. In addition, the development team successful negotiated a lease to secure land from the SCDOT to provide off-site parking on an adjacent lot. This allows both sites to maintain additional green spaces and activating the ground floors for commercial/retail/living space rather than parking.

THE CONCEPT:

The all-suite concept we have created at The Charleston Exchange Hotel will appeal to those who shy away from vacation rentals due to concerns about their management and a lack of on-site amenities/services but cannot find home-like features at a traditional hotel. The Livestock Court will attract the traditional vacation rental customer who seek a more private environment.
Our 2-4 bed hotel suites are differentiated from traditional hotel suites, which are typically limited to a maximum of 1 or 2 bedrooms and do not have in-suite bathrooms for each bedroom or in-suite laundry facilities.

The Hotel will provide a residential, homelike environment to our guests who may also afford themselves the luxury of enjoying full-service hotel benefits.

The Charleston Exchange Hotel and Livestock Court Vacation Rental Community offer a unique stay with full kitchens, in-suite laundry, private bedrooms and baths, dining areas, and on-site amenities. Guests can enjoy the comforts of home while benefiting from hotel security, including a lobby and 24-hour staff. Each suite comes fully equipped with dishware, flatware, small appliances, and all other essentials for home- style accommodations.

Even the lobby at The Charleston Exchange Hotel has been given significant design consideration. Flowing from the adjacent coffee shop and hotel restaurant/bar, the lobby will become much more than a reception area. The lobby will serve as an active space fostering a sense of community. With areas created for those who prefer to work while people-watching, this space will blur the lines between a lobby, casual restaurant, and co-working space. The meeting and event space off the lobby will extend this concept for those who prefer a more secluded, yet public, area.

Utilizing this unique format, we will be able to market our suites not only on VRBO, Airbnb and booking.com but also on Hotels.com, Trivago, Priceline, and potentially AMEX Travel. Our current STR operating model has been proven and this project will expand our model into a boutique hotel format. With more platforms on which to market our suites and expanded offerings to entice a new travel demographic to book with us, we will add to our already growing demographic of patrons.

Additionally, The Charleston Exchange Hotel will provide a unique opportunity to host events such as corporate retreats, reunions, and weddings on site while utilizing the meeting space, restaurant space and common amenity areas, generating further revenue opportunities.

  • 1,000 SF Casual Restaurant operating from 7am-3pm.
  • 1,500 SF Meeting and Event Spaces.
  • 1,500 SF Office Space (Management Office).
  • 27 Guest Suites including 69 Bedrooms and 69 Bathrooms:
    • (3) 1-bedroom, 1-bathroom suites.
    • (17) 2-bedroom, 2-bathroom suites.
    • (3) 3-bedroom, 3-bathroom suites.
    • (4) 4-7bedroom, 4-7 bathroom 2-story penthouse suites.

THE LIVESTOCK COURT VACATION RENTAL COMMUNITY:

  • 27,000 SF Heated Space 10,000 SF Unheated Space.
  • 9 – 3,000 SF Luxury Homes and Townhomes.
    • (1) 4-bedroom, 4-bathroom Single Family Home with Roof Deck, Private Pool and Grilling Area.
    • (8) 4-bedroom, 4-bathroom Town Homes with Private Roof Deck and Porch Area.
