THE OVERVIEW:
Spring Arbor Court is an infill project located on the Charleston Peninsula. Our design team is in the beginning stages designing the development which will consist of multiple buildings scattered across the nearly 1 acre site surrounding the largest live oak on the Charleston Peninsula.
The project consists of a mixed use development with 17 units including 2 office spaces, 3 short term rentals and 12 long term rental units. There are 14 structures in the Court including 3 renovated historic homes and 11 new construction homes.
THE DESIGN:
The structures along Spring Arbor Court will be oriented toward the court and display masonry bases with traditional lap siding above. The hardscape and landscape provide a comfortable common court and there will be a large common gathering space under the large live oak for residents to utilize and gaze at its beauty.
LAND PLANING:
At acquisition, the site maintained 4 separate parcels and the development team later purchased a 5th parcel allowing a drive through from Spring Street to Rosemont Street. The land has since been subdivided into 2 parcels, Tract A & B, that are defined by the demising line for the City of Charleston Commercial STR.
THE CONCEPT:
Arbor Spring Court will be a residential development including 11 structures along a central court with a focus on preserving and highlighting the natural beauty of the incredible live oak in the north-west corner of the site.
THE DEVELOPMENT PROGRAM:
- 27,000 SF Heated Space 10,000 SF Unheated Space.
- 3 Units – 1,600- 2,200 SF Luxury Homes & Townhomes for STR Use
- 12 Units – 1,000-3,000 SF Luxury Single Family homes & Lofts for Long Term Rental Use
- 2 Unit- 500 SF office spaces
